Okay, I've been thinking about this for a bit and I thought I'd pitch my idea to you guys and gals and see what you think. I own my own land, it's not much, about an acre and I was thinking that it's just sitting there so why not start building a little house on it? I was speaking to my sister and my father about it lastnight and the way we're figuring it, if I work really hard at this I can have the house liveable by next winter (seeing as I'm going to be the one building this house along with a lot of help from the men and women in my family). Is it a good idea or just another one of my silly thoughts running wild again? Any advice or thoughts are appreciated ^_^

it's not much, about an acreIf it's in Manhattan, it's a huge lot.It sounds like a good idea to me, if you want to stay in the area. Even if you don't, you can always rent it out in the future. Get some plans and go for it!

Well what I'm doing is buying a small building (it kind of like a storage shed but that's not exactly what it is, a bit bigger than that... it's basically the outer shell of a small house lol) and at the moment the messurments are slipping my mind, but that'll cost me roughly $125 a month. I plan to build a bedroom, bathroom, livingroom and a small kitchen in it and with in the next couple of years eventually add on two more rooms. I wont be going through a bank or anything to refinance the land to build my house seeing as the land isn't in my name yet, it's still in my parent's and they wont turn over the deed/title to the land until there is a house on it and it must be in my name alone (that way if I ever get married and I happen to get a divorce they can't try to take it from me because I owned it prior to the marriage).

Sweetie I think it's a really good idea. Nothing better than having your own place, esp one that you make yourself. My plans for the future is to also build my own house. It's a very exciting plan, nothing silly about it!

Iv built houses for a living. there is some shit you best be looking into.
Is the electric and gas and sewer in existance all the way up to the edge o the property? is there a street leading to it?
each hook up is about 3 grand, thats in utah I know not what it would cost in your neck of the woods. so there is 9k just to get em from the edge o the property to the house and thats assuming the house sits close to the road and not in the center o the lot.
To build it yoursel you are going ot have to have approved building permits and since Id guess that you know nothing about cement but I could be wrong, you need someone to set a foundation. this requires digging and its easier to do with a track hoe then any other way then stting forms and cement, last time I got any, was at 200$ for a 11 yard truck.
tie that to needing the vibrators in it to settle it. (the ones you got in your sock drawer wont do :wink: ) and payig an inspetor each trip to approve a new phase of development before the next part can be done and the fact aht permits only last so long and have to have blue prints entered and approved before they ar issued..... your looking at alot of money.
I hate to shatter any dreams but realistically your going to need financing to do it and not just the desire and a well thought out plan.as for an acre, standard building lots (residential) are 1/4 acre
with urban sprawl and sky rocketing expansion and new construction, that has been cut down to 1/8 of an acre.
to have an entire acre for a yard and house maybe small by comparing it to the people you know, but compare it to standard living in other areas and youll soon see that its not too shabby at all. -

That's were all the loop holes come into play If the land were in my name I'd have to pay a few thousand dollars to get an Aerobic Septic System, but since the land is still in my parent's name and there is already an exsisting septic system on the land I don't have to shell out that much money for another one. Everything I plan to do will be concidered "improvements" to their land. I may not be the brightest bulb in the crayon box, but I've been looking into any and all loop holes and I've found a few that'll save me some $$$ in the long run.

Well Id never call it a silly ideea to follow just about any dream and one of owning and building a home is better then most dreams Iv heard. I think its a great idea, I just was trying to make you aware o the horrid truth that the government crap ties up alot of cash before you even begin any work, and alot of the work you and maybe noone you know are eligble to do. Building a new room you have to have an electricion do the rough in. a homeowner can do anything he likes and its legal as far as improvments but new construction since you dont have an existing structure is mandated by an electrician.The sewer prblem seems solved but you need to look into the running of 100 amp service and its required that a electrician do the hook up to the service outlet and the weather head to bring it in to the structure.I wouldnt give up if your really serious about doing it, but I would look into any type of financeing you cn get because it si damned exspensive to do it even on your own.Good Luck on it though, I hope you actually get it done, I just want you to be realistic about if you can or not and present some problems your going to run into and maybe you can figure out the solution now instead of running into a wall and getting part done then becoming stuck.

Oh I know you're trying to help and I appreciate it alot ^_^ I was just saying that I've found a few loop holes that'll save some money in the long run (my brother just finished building a little house on his land for him and his wife, that's why I know about the loop holes lol). I'm going to check out all my options and really think it through before I do anything.

Well if you have the means then a house is never a bad idea.I it is at all possible to realistically do it then in your shoes I would definatly do it. Sounds like you know what your getting into since your brother just did it recently, I wish ya the best of luck with it.
